Why Off-site Built Construction Results In the Highest Quality Home

Construction in a protected environment


Eighty percent of your Select Built Home is built inside a large, airplane-sized hanger and is never exposed to Texas weather during construction. All construction materials are stored indoors as well. This ensures an efficient and consistent flow of quality materials, not subject to delivery delays, weather damage, or theft.

When your home is delivered it has completed floors, covered walls and a shingled roof. It's weatherproof before it's ever outdoors so there's absolutely no chance your home will get wet inside.

How often have you seen a home sit in the rain and cold for days on end with no roof, no windows and no doors? When the rain stops, the wood in the home is wet, twisted, and warped - of course there is never enough time to let the wood dry properly before the roofing, siding, windows and doors are installed. The carpenters must go through the home and straighten the walls as best as they can. But replacing the warped and wet wood - if done at all - is expensive, time-consuming, and results in a poorly built home.

In a few years, maintenance becomes a severe problem for the homeowner - but sadly, your home is now out of warranty and the repair expenses are all YOURS!

Can you imagine the difference in quality in a Select Built Home - built right from the very start?

Better materials

Only the highest quality, kiln dried lumber is used. Warped, badly knotted or splintered pieces would jam the assembly line jigs. This means that the best materials are applied with rigid specifications…go ahead, compare that to site-built! Sheets of drywall up to 12‘ long are also used. No piecing is done when sheetrock is installed; the walls are always covered with full sheets - resulting in a stronger wall with fewer joints and a finer finish.

Major components, such as walls, floors, and ceilings, are not only nailed together, as in site-built homes, they are also bonded with a special adhesive.

Sub-flooring is ¾ tongue in groove plywood glued and mechanically fastened then belt-sanded after installation giving it a smoother finish.

The tighter construction of Select Built Homes greatly improves their energy efficiency. For example, hand-packed insulation around electrical fixtures and caulking along exterior sheathing seams helps to eliminate infiltration of cold air in the winter and hot air in the summer.

Higher building standards

Modules designed for Select Built Homes are constructed to Select Built Home's rigid specifications. All module construction meets or exceeds the 2006 International Residential Code for One- and Two-Family Dwellings. Most conventional stick built homes in Central Texas are built to only withstand winds from 60 to 75 mph - while Select Built homes are certified in Texas to withstand 90 to 130 mph wind loads! - simply put …hurricane force winds. Your Select Built home is very much overbuilt for this area …but then again - is it really?

Precision construction

Modules are fabricated using precision cutting and framing machinery at plants certified by the Texas Department of Licensing and Regulations. These plants use larger, more powerful, and more sophisticated equipment. Because all components are assembled with jigs (these are extremely exact patterns)…precision control is ensured on every Select Built Home.

This means that every home is built exactly as our Architect designed it and was approved by the Texas Department of Licensing and Regulations - all corners are square and the walls are all plumb and level. Compare this to a site built home where carpenters use "creative" techniques to make things fit because measurements are seldom, if ever, exact!

Superior quality control

The design, engineering, and specifications of our homes must be approved by the Texas Department of Licensing and Regulation. After approval licensed State of Texas inspectors are present daily at the plant to insure your home is built to the exact, approved plans. Your home cannot and will not leave the plant until approved by the State's inspector.

After delivery to the job site, independent, third-party engineers and architects inspect our work on your home. Select Built Home's on-site supervisors and construction team members are there daily to coordinate the speedy completion of your home. No other home is inspected more thoroughly than a Select Built Home.
